The vendor qualification checklist

Four gates. Twenty confirmations. Thirty seconds each.

Most deals do not fall over at auction. They fall over in the first conversation, when something was assumed and never confirmed.

The vendor who was never really selling. The second signature nobody met. The price that was a hope rather than a number. The month that turned out to be next year.

Every agent knows to check these. In a busy week they are the ones that get skipped.

What it checks

Price. Stated by the vendor as a number, not estimated on their behalf.
Authority. Every person whose signature is required, named.
Motivation. The reason for selling, in the vendor's own words.
Timing. A month. A season is not a month.

One sheet for each deal. Run at the four points where a deal moves from lead to listed.
